Under Alaska Statute 34.03, landlords must maintain habitable conditions, make timely repairs, follow proper eviction procedures (7-Day notices for non-payment, 10-Day for lease violations), return security deposits within 14 days of lease termination (30 days when the tenant provides a forwarding address), and comply with AHFC requirements where applicable.
Professional management is not legally required in Alaska, but it's strongly recommended for owners who don't live in-state, who manage multiple units, or who want to be insulated from emergency calls, statutory compliance, and tenant disputes. We handle the day-to-day so the owner doesn't have to.
Alaska evictions require proper statutory notice — 7-Day for non-payment, 10-Day for lease violations, 24-Hour for illegal activity — followed by a Forcible Entry and Detainer (FED) filing in district court if the tenant does not comply. All Star Realty handles the notice, filing, and court representation under AS 34.03.
Alaska law requires landlords to return the security deposit within 14 days of lease termination if no forwarding address is provided, or within 30 days if the tenant provides a forwarding address. Any deductions must be itemized in writing.
Management fees vary by property type, unit count, and the services included (placement only, full management, maintenance coordination scope, etc.). Rather than publish a number that won't fit your specific property, we provide a custom quote after a free property analysis.
